6145 Imperial Avenue is a 90,040 square foot parcel that will become an 8-story, new-construction, mixed-use 206-unit residential and 24,300 square foot ground floor retail/office building; the building will include a rooftop deck with panoramic views, a gym, and multiple outdoor kitchens and lounge spaces. LightPoint Group will develop the site into a mixed-use urban-living project constructed to LEED Gold standards. 6145 Imperial Avenue will include at-grade resident parking and storage, along with bicycle parking and electric vehicle charging. 6145 Imperial Avenue will serve as the headquarters for Second Chance, a long-standing San Diego-based non-profit, and will feature a full-service grocery store; LightPoint expects that the inclusion of both these uses will significantly enhance 6145 Imperial Avenue and the greater Encanto District.
